We all get bogged down with answering the phone, (over and over and over!)...so when that all important qualified renter calls, are you 'on'?  Here's a great way to make sure every call counts! Get a 3 min. timer and place by your phone.  When your phone rings, smile and 'GO'!!  Develop a relationship with your prospect right from the 'get go'.  Keep the conversation going for 3 minutes or more! You will see your callers quickly turning into walk in traffic!

Guest cards for phone traffic?!!  YOU BET!!  Your presentation and tour will start better than most with all the information you've already gotten from your prospect on the phone!!  No need for them to repeat very important information that you received during your initial phone call.  Super way to a superstar close!!

CREATE THEMED APARTMENTS

Don't makes sales, make friends!    Wouldn't you rather do business with a friend than a stranger?  Engage your prospect as if you were at lunch with a friend. Don't spill out rates, square feet and amenities.  Communicate with them like they're your friend and they'll become one!  You'll also get more leases than you can imagine!

You've got Mail!  Boy, do you have mail!  Email inquiries are more important than ever and often go unanswered!  Or prospects receive a dry, blah blah auto answer.  Make an impact with an engaging, personal email reply.  It doesn't have to be long, just engaging!  Asking questions is a great way to get a prospect to reply and start creating a relationship that will lead to the lease!
